Lake Nona's remaining real estate sold for $18 million

Sometimes, despite planning and zoning efforts to the contrary, housing and business districts wind up colliding. This isn't always a bad thing -- in fact, sometimes "mixed use" neighborhoods are among the most desirable -- but it does often present its own unique obstacles.

That might be what is happening in Orlando now that Mattamy Homes has purchased all 560 remaining lots in Randal Park. It plans to build homes on the real estate, which means residential neighborhoods will abut the medical research centers of Medical City.

Mattamy Homes' 460-acre parcel will be bound by Central Florida GreeneWay, Innovation Way and Beachline Expressway.

The $18 million deal is one of the largest land transactions in recent years.

Now, as we said, it is not always a bad thing when residential neighborhoods run right up to business corridors. But sometimes, different visions for the area emerge, or conflicting priorities create a little tension.

If you are exploring a new location for your business, it would not be a bad idea to see what you can learn about the future by looking at area zoning and planning ordinances. You might also check and see if there is any sort of plan or vision for the future of the area.

That won't give you a crystal-clear picture, of course, because things change, but in general, fate rewards those who look before they leap.
